BAL AF Max – One-Step Anti-Fracture Protection for Tiled Floors

BAL AF MAX BAL AF Max | Anti-Fracture Tile Adhesive Without Uncoupling Mats- Sealant Supplies Ltd

When tiled floors are exposed to movement, vibration or changing conditions, long-term performance depends on the adhesive beneath them. BAL AF Max is designed specifically for these situations, offering a practical alternative to uncoupling mat systems without compromising on protection or durability.

BAL AF Max is a rubber-crumb, elastomeric tile adhesive that works as both an anti-fracture layer and fixing system in one. By absorbing lateral stresses within the substrate, it helps prevent cracks transferring through to the tiled surface. This makes it particularly well suited to refurbishment projects, timber floors, heated screeds and areas where minor movement is expected.

Unlike traditional uncoupling systems, BAL AF Max requires no additional matting. Tiles are fixed directly into the adhesive, reducing installation stages and simplifying logistics on site. Fewer materials mean less weight to transport, less storage space required, and faster overall installation times — a clear advantage on busy commercial or residential projects.

BAL AF Max is suitable for internal and external floor tiling, including wet areas such as bathrooms and showers when installed over a correctly waterproofed background. It performs reliably with ceramic and porcelain tiles, mosaics, terrazzo and certain natural stones. Its flexibility also supports compliance with Building Regulations Part E, helping to reduce sound transmission through floors.

From a practical perspective, BAL AF Max supports efficient workflows. The adhesive offers good working time, strong grab and excellent contact when applied correctly. Grouting can typically begin after five hours at normal site temperatures, helping installers move quickly to completion without sacrificing quality.

The adhesive’s deformable properties remain effective after curing, allowing it to cope with temperature changes and limited substrate movement over time. This long-term flexibility helps protect tiled finishes and reduce the risk of costly call-backs.

BAL AF Max is not suitable for use with uncoupling or decoupling mats and should always be installed in line with BAL’s technical guidance. When used as intended, it offers a smart, streamlined solution for fixing tiles in challenging floor environments.
