Data Sheets
EASISEAL PRO is a hybrid-technology waterproof coating that offers an ultimate alternative to bitumen membranes, providing a quick, cold-applied, and easy-to-use solution that dries and cures without odour or chemical release. It remains flexible in cold conditions and delivers outstanding resistance to temperature extremes from −50 °C to +120 °C, UV radiation, ageing, and external chemical attack. The product can be applied to damp surfaces, painted with most common paint types, and adheres strongly to a wide range of substrates including concrete, brick, stone, metals, glass, wood, bitumen/asphalt, uPVC, GRP roof panels, and most plastics. Suitable for both vertical and horizontal applications, it creates a fully impermeable seal and can also be used to protect buried wooden posts and stakes from wet rot.
Key Points:
– Cold-applied, odourless, paintable waterproof coating and alternative to bitumen membranes.
– Highly resistant to UV, ageing, chemicals, and extreme temperatures (−50 °C to +120 °C).
– Excellent adhesion to most building materials, including damp surfaces.
– Creates an impermeable waterproof seal and protects wood against wet rot when buried.
Storage Conditions
Shelf life is 12 months from the date of manufacture when stored in its original, unopened packaging at temperatures between +20 °C and +30 °C. Once opened, the product will begin to cure, so it is recommended to use the entire contents to prevent skinning over. Protect from frost and direct sunlight.

Bond It Easieseal Pro offers high UV resistance and is crack-bridging, non-shrinking, and non-cracking, making it suitable for repairing flat and sloping roofs, leaking flashings, gutters, roof lights, and cracked roofing panels.
Limitations
EASISEAL PRO should not be applied if temperatures below +5 °C are expected within the next 24 hours. It is not suitable for low surface energy plastics such as PE, PP, and PTFE, and adhesion to EPDM sheets should be tested on a small area before full application. Avoid using on surfaces that bleed oils or plasticisers. Damp substrates may cause blisters, and insufficient coating thickness can lead to cracking or structural failure. Only walk on roof surfaces restored with EASISEAL PRO for maintenance purposes.
Preparation
Ensure all surfaces are clean, dry, and free from oil, grease, dust, debris, loose coatings, or other contaminants. Treat organic growth with MOULD STOP. For ferrous materials, apply an anti-rust paint. On bitumen/asphalt surfaces, EASISEAL PRO must be used with EASISEAL PRO PRIMER (refer to the primer datasheet, code: BDEP1). New concrete and mortar must be at least 28 days old. Fill and level irregular masonry surfaces, and repair cracks wider than 4 mm before application. The product can be applied to damp surfaces; if standing water is present, brush it away first. Rain pooling on the coating will not affect curing.
Application
Apply EASISEAL PRO using a brush, short-pile roller, trowel, or squeegee. While a single coat is possible, two coats are recommended, achieving a total thickness of 2 mm. Apply the second coat perpendicular to the first once it is dry to walk on, typically after a minimum of 8 hours, preferably overnight. Do not overpaint for at least 8 hours after application.
Cleaning
Clean tools with acetone, MEK, or Bond It WHITE SPIRIT. Trowels and squeegees can also be wiped with Bond It MULTI-WIPES. Cured material can only be removed mechanically using a spatula or similar tool.
Coverage
Coverage depends on surface porosity and roughness: approximately 1 m² per 1.4 kg at 1 mm thickness, or 1 m² per 2.8 kg at 2 mm thickness.
