ME220 EPDM Window & Façade Sealing Membrane

Airtight, Weatherproof & UV-Resistant EPDM Membrane for Building Envelopes

Product Description:
The ME220 EPDM Membrane from tremco illbruck is a high-performance, solvent-free sealing solution designed to create long-lasting airtight and weather-tight joints between windows, façades, and surrounding structures such as concrete panels, steel frames, or masonry. With superior elasticity, mechanical strength, and resistance to UV, ageing, and moisture, ME220 is ideal for a wide range of commercial and residential façade applications.

Key Features & Benefits:

  • Exceptional Airtightness & Watertightness
Certified to EN 12207 (Air Permeability Class 4) and EN 12208 (Watertightness Class 9A) for optimal building envelope performance.

  • Superior UV and Weather Resistance
Proven durability with over 24 months UV exposure resistance and wide operating temperature range from -40°C to +130°C.

  • Highly Flexible & Durable
Outstanding elongation (>300%) and tensile strength (>6.5 N/mm²), enabling movement absorption and long-term reliability.

  • Excellent Moisture Vapour Control
Acts as a vapour barrier with an sd-value of 24 m, ensuring internal airtight sealing for energy-efficient buildings.

  • Multiple Fixing Options Available
Supplied in formats to suit contact adhesives, paste adhesives, self-adhesive strips, or gasket attachments.

  • BBA-certified and Fire Rated
    Fire classification: Class E (EN 13501-1) | Flammability Class B2 (DIN 4102-1)

Typical Applications:

  • Sealing the perimeter of windows and curtain wall systems

  • Airtight connections between façades and structural openings

  • Creating internal vapour barriers behind cladding systems

  • High-performance building envelope sealing for passive house and low-energy buildings

Installation Options:

  • Adhesive Application:
Use CT113 (contact) for porous substrates or OT015 (paste) for non-porous surfaces. Self-adhesive formats also available.

  • Priming & Preparation:
Clean and dry substrates are essential. Use appropriate primer (e.g., ME901/ME902) for enhanced bond strength.

  • Gasket Options:
Gasketed variants (K01 to K04) available for window profiles requiring mechanical retention.

  • Overlap & Sealing:
Recommended minimum 100 mm overlap on porous substrates and 20–30 mm on non-porous materials. Use OT015 adhesive for sealing corners and overlaps.

ME220 EPDM membrane is used for
sealing the connecting joint between
a window or a façade and an adjacent
structure (e.g. a wall, concrete panel,
steel frame, etc.), or to provide an
internal air-tight barrier in a similar
detail. Where the membrane is
positioned in the cold zone however, a
vapour tight membrane such as EPDM
can increase the risk of condensation,
and a vapour open membrane such as
ME501 Duo Membrane HD is normally a
better solution.
If an internal and external membrane
is required, in order to meet the
principle of ‘inside tighter than outside’,
ME220 should be located as the inner
membrane and ME501 Duo Window
Membrane HD as the outer membrane.
This will ensure that the inner seal is
more vapour tight than the outer which
will facilitate drying out of any entrapped
moisture between the two layers.

Application Overview – ME220 EPDM Membrane

The ME220 EPDM Membrane should be installed with consideration of both internal and external joint details. Always size the membrane appropriately and allow for structural movement and loading.

  • Substrate Preparation: Surfaces must be clean, dry, and free from dust or grease. Use primer on porous materials as needed.

  • Adhesive Options:

    • CT113 for porous and vertical surfaces

    • OT015 for non-porous substrates – ideal for quick and clean gun application

    • Use a seam roller to fully consolidate adhesive bonds.

  • Overlap Requirements:

    • 100 mm minimum on porous materials

    • 20–30 mm on non-porous materials

  • Gasketed Versions: Four gasket types (K01–K04) are available to suit different frame grooves.

  • Self-Adhesive Option: Acrylic strip bonds to frames; butyl strip bonds to substrates. May require clamping strip for added security.

  • Corners & Head Details: Use ME241 EPDM Corners for robust seals. Include a 100 mm membrane overlap and safety trim at window heads.

  • Sealant Finishing: For exposed edges and overlaps, use OT015 adhesive at a 45° angle for water protection.

Always install the membrane tension-free and consolidate all bond lines for long-term airtight and watertight performance.
